Overall, 2010 was a good year for Real Estate in Nashville. Hard to believe considering what’s happening around the country. The combination of home buyer tax incentives and low, low interest rates combined for a strong start of the year through the summer. Many folks took advatage of the low interest rates to re-finance, which is still a great option today. And if you have your Title Insurance Policy, you will get up to a 30% discount when you re-fi..if you don’t have it, let me know.
What’s Ahead
So what’s in store? I am expecting January to bring an influx of new homes for sale in our area. Many people continue to want to live close to the urban core and there is an abundance of new infill building, condos sales and renovation happening. We are blessed to have a constant stream of college employees, health care professionals and music industry folks moving to town and around in town. So, my expectation is sales to be strong, prices will stabilize and Nashville will continue to be a great place to buy and sell real estate.
What’s New
Recently, I contacted the Tennesee Valley Authority through Village’s Go Green effort. A qualified energy inspector came to our home and perfomed an energy evaluation. For $150 (which we got back when we completed the work) he told us what to do to increase our home’s energy efficiency. We did around $1,000 worth of insulation, cleaning our HVAC and a few other relatively minor upgrades and received $500 back from the TVA. Most of the repairs we needed to do anyway, so needless to say, it was a great deal for us and hopefully an energy efficiant move for the environment.
